It is all dependent on the numbers.If you are planning on putting low money down, the odds of it cash flowing (or even breaking even) in the first year would be difficult.

Lower rates with the Fed should've helped your DSCR so if anything, it should have given you more wiggle room.The Fees are odd for it to be that big of a difference.

You can close on a property and immediately sell it to a 3rd party unless there's a Fannie Mae Resale Restriction on the property.

Some other factors:- do you need structural steel which you can run into with odd shaped or wide buildings, especially if you're trying to get large clear spans or if you're going up to 5 stories.

Of course, with all things, the answers to all these matters will depend on the circumstances.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.

I live in Colorado where I've noticed programs that are income restricted while they have great and important intentions - it's so limiting because the folks who both have a high enough income to qualify for the mortgage yet also low enough to make income qualifications are such a small small % of the population it makes it almost impossible to meet both criteria at once.
