If anyone else is relying on your ability to manage a property, and you don't read your code, that is gross negligence.

I've heard there is traffic but 10-15 mins is negligible to us.

If for instance the PM or realtor made an unintentional mistake/was negligent/etc, then you'll want to be able to have a third person on your side who could potentially alert all parties to the situation.

Not that I would evict over such a small thing, but if I ever suspect that they are living too hard in my property and being willfully negligent, buh bye.

When re reading your post i see what you mean about the landlord being somewhat negligent here however that doesn’t negate the fact this person has been a tenant for 13 years and alive on earth for 70 years .

Properly maintained, appliances fail based on one of two situations: intentional negligence (misuse) and unintentional negligence (spill hot oil on a stove).  95% of my appliance problems have been intentional negligence. 

If the carport broke structurally and you were negligent it is on  you. 

Not every inconvenience is someone's negligence and deserving of compensation.
