Would it make more sense to move the money we make from selling to a different property that could potentially increase our cash flow? 

When the ROE is significantly smaller than my CoC return (based on initial investment) I know it's time to make a move to increase the velocity of the money.

If, for any reason, you needed to move your properties or looked to sell, we would be happy to waive that clause.  

Alternatively, using your HELOC to acquire another cash-flowing property, then refinancing that loan later, can be a smart move.

But after getting that Four-Plex, I want to do single family next, and just move up from there!

If you move walls and remodel kitchens and baths, hire subs and do it yourself.   

I’ve decided that doing a 1031 into a more traditional property is the best move, here.

(If you love the house and are moving in, and have the money, that’s fine, but it isn’t investing.)b.  

Currently in the process of getting my business visa approved to make the move south (from Canada).

Considering moving, but we have no interest in losing this property - it’s unique and a great investment asset all things considered.I have no experience whatsoever with renting out a property.
