If you are comfortable living with roommates, a SFH househack could be the move for you.

The stone elevation can be expensive but will really move a house quickly with the added curb appeal.Some things I like to add for not much extra cost..

I would just over disclose on this and move on. 

I would be shocked if your tenant tried to move with an increase of 100 bucks or less, due to the fact of limited supply for similar size and type for under 1100 a month.

People don't really move around the holidays.  

Because you are able to work remote, enhances the need for flexibility as I can easily see a time where you want to move someplace else because you can.  

It might just make more sense to buy another property and move on.
