There are a couple spots around town I would avoid, but I chose to raise my kids here and have never been concerned for their safety. 

Employment/Economic Diversity/Demand DriversNow if you can buy a house let's say 4-5 bedroom and have your kid live in one for 4-5 years and is the kind of kid who is responsible and a hard worker and a good networker and can keep the bedrooms rented for the next 4-5 years, there certainly could be an opportunity there.

Also note this tenant has cameras outside their unit.They keep stating this person has someone else living there because the kids are not with them when they leave.They had disagreements in the past and think they don't like each other.How do you go about this?
