But I do want to point out the need to check the statutory definitions whenever considering what a statute does or does not regulate.Keith, I have spent many hours reviewing my states LLC statues as posted,here: https://www.biggerpockets.com/forums/52/topics/75182-llc-or-sole-propstarting at the bottom of page 2 you will start seeing the statues I put up for comments and there were very little to none.

As far as I know, Dean's property could have gold plated cabinets, granite, marble, etc.I sort of rambled here, but the point is, it is hard say one deal is better then the other without looking deep into the condition of the house and age of the large capital expense items and the value of the team you have decided to align yourself.All that being said, I still think $87,000 is high, you should have virtually no maintenance cost at that and incredible service.
