I agree with that suggestion (if the numbers make sense) as a good middle of the road option to still maintain some SoCal appreciation.

Tenants come and go, but the property is still yours to update/maintain etc. 

Most of that is concentrated around the metro areas - Indianapolis, Ft Wayne, upper northwest corner.

I understand wanting to save money on the monthly fees, but when it comes to maintaining an investment that can very easily be devalued by deferred or poor maintenance it's worth it. 

The buyer maintains the property and pays the mortgage.

Flippers will have to price in these added expenses to maintain their margins, leading to lower offers on distressed properties.

If that's the case, then your next best bet is really concentrate on your studies.
