I know there are some people out there who do this and put an assignment in place to be recorded if the loan defaults.As with so many things in REI, there are multiple ways to skin the cat, and it has a lot to do with your level of risk and your partial investor's level of risk.I do teach a 4 hour live class on this. 

I would focus more in established neighborhoods if I were you.

We both have made compromises along the way.I think that’s completely right and one of the reasons you hear the horror stories about these things going sideways (there’s no established timeline for exit), it literally just goes until something breaks. figuring out the ownership structure, and thus the use/access, as well as the exit feels like the two biggest items to get extreme clarity around. 

My guess is 2 months' worth is to establish reserves, and the rest is prepaids on these.

I have a lot to learn before I consider anything. 

Your SOW, challenging projects, expensive stuff, can be tricky unless you have experience and an established team. 

Luckily, there is a long trail of litigation under the Fair Housing Act 1934 and the AFH Amendments of 1988 which established the legal grounds for those in recovery (by definition "disabled") to live together in a single family home.

All of those roles can be established by contract with appropriate compensation.
