Once converted to a rental, repairs and improvements may qualify as deductible expenses, but pre-conversion repairs typically do not.

But that is calculated after expenses and depreciation is factored in.

Don't go for the cheapest (unless the price is lower because it is on sale), but also don't go for the most expensive.
