You allow bad technique to take over and risk injury (lowering your deal standards).

Requiring renters insurance protects you from expensive renter accidents, injuries that occur on your rental property, and costly lawsuits that can easily pop up in the landlord business. 

Just a soft tissue injury...they did pay for claimant's car.

The job is actually very easy and there is nothing like gunning shoulder to shoulder with a brother, but it's my time to leave (partly due to injuries).

If someone sues you because of an injury sustained at one property, you don't want all your other properties to be at risk.

Then there is the thought some would have about liability to the LL beyond insurance with the injury risks to kids involved, rowdy behavior, etc..

I have learned he has been charged twice for minor property damage and “recklessly causing injury” since they moved in.  

So far I have been paying off old debt from an injury , which was my original reasoning for starting in RE. 

They are all misdemeanors because they were spaced apart so I have no felony convictions, and thankfully no incidents that resulted in any injury to anyone.
