If not, you're working with the wrong lender.Also FYI for Conventional financing you can put as little as 15% down on a 1-unit investment property, but with investment properties you cannot use gift funds.

Hi Roxanne,Down payment gifts cannot be used on an investment property purchase, assuming a normal 30YF residential mortgage is being used.Two options:- Family member can certainly buy it with you, as coborrower.

.- Okay, let's assume they do that, not sure why, but let's prentend they do that and gift $17,000 in equity to the buyer, so he can come back and buy more. - The lender is wanting to see either a list of improvements including receipts and lien waivers for the new appraisal of $67,000 to justify the higher price and/or they will require 6 month of seasoning.- If someone knows how to buy, appraise and refi in 30 days, please let me know how.
