Hi, I'm looking for some recommendation for some light fixtures for the indoor entrance and the dinning room for my rental. 

Repairs needed:Roof will need to be replacedPool filledFloors need to be refinished and will need new floors in some areasDrywall damage in the walls in a few placesLighting FixturesInterior Paint (whole house will need to be painted)Bathrooms will need to be updatedKitchen will need to be updated (cabinets can be refinished)AC was replaced in 2013 Indoor/Outdoor 

If you're worried about how I've been keeping cool - I’ve been using an indoor AC unit which has been working well for cooling, but only cools 150 sq. ft (12%) of my place lol.So, my question is:1.)

Not sure why people here keep going back to tear down, it is clear to me that is not an option here, same as holding and renting.I have done a rehab from existing studs only and completed an entire rehab, with permits, includinjg filling in an indoor pool and did so for $70k for a 2400 sq. ft home.

-GeoffMake sure there is adequate weatherstripping in doors, insulation in attic so that tenants don't get stuck with high high utility bills unnecessarily.

Everything as in, doors, knobs, HVAC, furnace, water heater, plumbing, lighting, everything.

Indoor - paint, carpet, doors.

He is a multi-millionaire and owns a very nice house, complete with indoor basketball course.

It sounds to me that you have much more than an odor problem, which is annoying, and more of an indoor air quality issue.

As the indoor season is coming to a close, I am sure you can see how those who can pay 40 p/hr for court time, generally speaking, may have more disposable income and/or assets to invest.
