@Bill HaleyHad a meeting this past week with some individuals who raise some serious $ and discussing what works and does not work in an offering and one of the things these people were saying is real estate offerings using crypto and blockchain / tokenization is not attracting many HNW individuals.

The real loser in the deal was the individual who gave his home way.

I recommend AirDNA subscription for picking and evaluating both markets and individual properties, a little pricy, but if you are taking the investing seriously and with a long-time horizon, definitely worth it in my opinion

It is NOT a 'pay your money, here's your course and see you later' situation.This is a group of likeminded individuals that are all working towards the same goal and are happy to help each other grow and make it too.

My initial question is… Is it good or bad to have individual septic for each mobile vs one big central unit??

I have a few friends in the area that have moved houses and none of them would recommend the individual or company hired.  

In other words, if one property requires a major repair, reserves from other properties can help cover the expense, reducing the need for each individual property to have a fully stocked reserve at all times.

In those cases, if the HOA assessment is a direct result of the insured loss, it can kick in a specified amount towards the individual HOA members portion of the assessment.  

Any thoughts if an individual property can negative cash flow to provide capital as long as the portfolio is still positive?
