If you have a “bad” tenant get rid of them as soon as possible, including paying them to leave.

I did with with mine and pay myself back interest included but I don't if that's an option your plans offers.

Things like a website, an email at your domain and credible social accounts (even small things like a profile pic and bio) can show you are a legitimate business.
