Apologies to @Eli Rollins, yes, that was what I initially thought here, but since I realized it was a joke thread, I just wrote a quote from Little Miss Sunshine  and went on.Then Eli responded, and I stepped on my crank trying to talk about a mostly data-driven opinion I've spent some thing thinking about for some time now, given my personal and family history.

I do apologize for the long post here, but there’s a lot to get out here.I’m posting in hopes of getting real data and information from folks before making the plunge into my first RE deal.

When i call back later, when im available, i always apologize and say i was doing a walk through or looking at another property lol @Nzinga Augustoi personally wouldnt do #1 or #2 for a couple reasons, Lets say you get a call at 830 Am and the VA sends you the info......you cant call until after 5 anyway.......same thing your voicemail would do...........also, i would keep your costs low until youre getting consistent deals.......just my opinion. 

When that happens, I apologize for the inconvenience and explain (insert date) was the soonest I could get someone out there.

My only concern is the rising rate environment and the impending economic slowdown many economists are expecting (granted they have been saying this for the past 12-18 months), and what impact this could have on getting overly levered.

This is my first report and just paid to be a pro member, so I apologize if did the report incorrectly.
