@Micheal James   Waste of time ----------and your in the vortex of a broker daisy chain with many on the daisy chain not actually being brokers.It reminds me of those that try to trade jet fuel and think they can do it from the comforts of their home...I have seen a few folks be able to cherry pick from Bank REO but they had direct communication from the bank that owned the asset.

@Patrick Britton   these guru's need to step it up and do the pitch from the back of their private jet.. anyone can rent a nice car for a few bucks.. but to rent a jet  10k minimum...

I've come to learn the REAL way that the industry works by aligning myself with individuals who are out there actually making moves on deals and actively pursuing a future in real estate, rather than telling me how big their jet is.

Yes, at 34 I could have retired thanks to real estate and never worked another day in my life but I financed a start up silicon company and took my shot at joining the jet set.

I found them after several bigger companies refused to get dirty when I had a clogged basement drain with no exterior clean-out.I've used them to clear drains, camera the main line, water jet the main line, and then excavate/replace the main line.

For me, it's a source of cash I can use short term with rates way better than hard money.If you use a HELOC to buy a jet ski, it's a horrible idea.
