Looking for a long term play with rent stability more than making huge cash flow.

I’m currently in the process of searching for my first property, which I hope to house hack and eventually convert into a long-term rental. 

Since this is a rehab, you shouldn't have to worry about offering a builders warranty but here's some things I've become accustomed to doing to make the warranty, sale process and transaction process easier.  

The tenant has proof that the rent payment went through successfully and was processed.

In other words, two financing agreements "wrapped" together.But the goal here would be for the 2nd buyer to close all-cash (to skip the financing process), would that still work? 

Custom building a home is a slow and painful process.  

I won't just write them all here but I highly recommend contacting a qualified 1031 intermediary to walk you through the process.
