Depending on the level of financial impact events that you have on the horizon, you might re-think taking on something somewhat risky like real estate investing while you still have some debt.All-in-all, you should be "responsibly leveraged."

Don't forget to investigate if there are special assessments now or on the horizon. 

Real estate is a fine asset class, but so are public securities over a long horizon you are no doubt facing. 

I think there is opportunity on the horizon; opportunity to help people and to profit.

This is investing in a short horizon. 

I'm looking at a 10 year horizon and want to be "cautiously aggressive" with REI toward that horizon. 

My time horizon would be to move out within 2-3 years so I do not have to live next to the tenants and move somewhere a bit safer/ closer to work.

Find out what state and local laws are mandating at this time and if there's an end to those restrictions on the horizon. 

However, my money's on rate increases still being over the horizon since the Fed needs to keep them low to combat the impending threat of recession.
