It's getting the right systems in place and having a fantastic cleaner/on-call team.

As you can imagine, some guests are cleaner than others and as a result we sometimes have issues with bugs.In the past the property manager has set off a fogger after each person leaves, but honestly that's something I'd like to try to avoid doing as much as possible.

The Tenants kids spill koolaid ( poor people love koolaid ) and they let it sit or try to clean it up themselves by a wet towel instead of immediately using a steam cleaner .

It is very common to see automotive, gas stations, and dry cleaners that have environmental issues which can get expensive beyond belief.If you want to do whats called a desktop review or RSRA report to see what kind of environmental issues the property may have please let me know.

Likely would be quite costly initially as they would have to convert all the zones to one furnace versus the two per building along with converting the furnace itself, but much cleaner and less of a hassle in the long run.One thing I have had  success with is getting rid of a furnace completely and putting individual propane wall units in each apartment.  

I’ve done that a few times and it’s worked out much better/cleaner for all three parties 

It takes work to set up system and to hire good cleaners and handyman.

Wish I had a cleaner answer, but everyone is going to want you to have skin in the game. 

But I love the turn overs once it is set up as it means my cleaners are in there taking care of the place.
