They do that to the lights then hide in the shadows waiting for their victim--fix those and harden them immediately.If it were mine, I'd be out of the area before 1 in the afternoon.Just my 2 cents.

This is a good starting point.HOW DO YOU HARDEN YOUR RENTALS

Plumbing has got to be the biggest PITA and if you don't do it right "Harden" the first time you will be revisiting that fix for some time.Lastly be a straight forward communicator by just listening and sticking to your policies.

Make sure you stick the wool in one of the quart cans with a fair amount of paint thinner inside so it doesnt harden.
