Cool, Flipping or Landlording?

A: "neighbors are super cool, they come over all the time to have fires in the backyard."

We saw this happening a little bit a few years ago when many properties were getting multiple offers, but the market has been cooling rapidly to more of a buyers market lately (in my location at least YMMV).

First invested a solid chunk of money into a flipping mentorship, listened to every BP Rookie episode ever made, more podcasts, more books, more phone calls, and finally landed a really cool position working for an investor in my area.

Lucky for you, I am knowledgable on military & investor related topics and its cool that this is a hybrid question.
