Your equity and bnb potential can and will evaporate in a down economy.However Steve to be clear in this decade I personally think with the price of west coast assets.. that those starting out would be Very smart to house hack a 4 plex do that 4 times over say 6 years each time refinancing your FHA loan out .. using your FHA loan to get to the 4 mortgage slots and way la for less than about 25k at anyone time your stacking up 4 doors per loan..

Safe as long as the load (appliance/outlet/device) doesn’t have some special code requirement (like a bathroom outlet for example that must have its own breaker)2- some breakers (not many) allow two circuits to be directly connected in which case you wouldn’t have to change anything (but the inspector prob checked for that already)3- add a double Pole breaker (if panel is compatible) or another single pole breaker if there are empty slots available in the panel.4- if there are no slots available for additional breakers, and the double tapped circuits require them to have their own breaker then you will either have to replace the panel to one that has more spaces.

@Yuriy ShepelinYou're not providing enough details as to what type of asset you're investing in, what market, what is the strategy, how much work is involved on each partner side, how long is the holding period, what are the exits, and etc...Aside from that when evaluating a structure there are several factors you need to take into account:1) everything is negotiable2) your "designated driver" experience and personal "skin in the game" play a part in the structure3) the structure could be waterfall and/or combination of multiple things.

I'm trying to do my homework and see what the costs are to tear down an existing home in Jerome Idaho but also figuring out how much it's going to be to be rebuilt with three other houses on this particular slots on an almost acre of land and if there's somebody out there that is able to do it for around a hundred bucks a square foot for 1500 square foot 3-bedroom 2-bath house times 3 for 3 parcels on one lot that I personally believe they will be reappraised for 150 a square foot. so where is the calculator to analyze how much those costs are for the demolition of the current house where the cost is and who to talk to for building new within this area also the appraiser who I can get a confirmation on the after repair value sort of speak like where is the new construction build calculator.
