If you are a Veteran its 100% financing which can also help save money and in as little as 6-12 months you can move out of a unit and rent out all units and start over.

But I'm looking over numbers and I'm starting to think it may have always been a bit of a unicorn that appeared once when the stars aligned, but otherwise doesn't really make sense under MOST conditions.I've nerded out a little and ran numbers comparing interest rates, P+I payments, and initial principal balances and I've found with MY assumptions, that the 1% rule is actually NEVER a valid filter. 

Let me start off by stating, I'm sure this question has been posted somewhere on this forum, but I cannot find the answer I'm looking for.

Hi @Ken Almira - once you have narrowed your market, make sure you build a team from the start so you'll get the best education in that particular area.

Make sure you're calculating correctly.The second thing is that you just started out.....congratulations!
