She had until 5PM, and I was to lock the doors and re-open at 8AM the next day and give her til 10:30 AM to finally lock her out. 

After finally surrendering to the city's opinion and not fighting the courts something great happened.

The job is already finished and that is when I got the final bill that was 2.5 times more.

Start doing category 1 items right away, provide notice and do category 2 as soon as you can and finally prepare and get ready to initiate category 3 items based on your ability to handle them. 

Of course, you can hire a local inspector to confirm work is done before final payment, but that all requires some pretty decent process management.

Hello, i have a tenant in Phoenix AZ area, that has been late in paying rent for last 2 years, due to me being out of state and schedule i finally decided to evict him.

I connected with Gabriel a couple of years ago, but we never finalized anything.

If you want to be exact, my CoC is 9.8% after everything was finalized. my plan is to do a cash out refi in the near future to increase my CoC and recycle my funds to put into another property. 

Should I check back here once I finalize the market/area I’m looking to invest in?
