They could apparently easily take the money and run before completing a job with little to no recourse when f&f is used.

If you are already BRRR-ing, then you should have options with less down, probably closer to the 15% down ballpark.

Some areas are street by street so one street could be a C, take a wrong turn and you'll end up on a D or F. 

I have over 50 doors but have basically done it the old way by saving up down payments etc. and buying extremely distressed and sweat equity Ing them back to life.

I fully plan on 1031-ing every property I ever own as a rental, so I'm not concerned regarding depreciation recapture.
