With a co-op you don't own the unit, you own shares in the corp that owns the building and all the units with the shares having an exclusive right to use a particular unit.

I know if you call the agent sometimes they ask you what you think the damage will amount to and advise you against filing a claim if it is below your deductible but I don't know of any falling branch exclusion.

if hvac is really, really old, you could try shopping a "home warranty" that doesn't have hvac caps and exclusions and just get it for "systems." i know AHS used to offer those a while back, but even they started capping to to 3k or something silly.
