I actually have a house on the market that has been listed for about 60 days - still gets interest and a couple offers, but nothing worth entertaining (if it doesn't sell, I'll just rent it out again).

Two years has passed and all the properties are worth even more now.  

So these are mostly regulatory and compliance risks.Those risks are still there for a note fund, but they're not passed through to limited liabilities partners participating in the fund.

I would start here: Get a Real Estate License in Illinois - Illinois REALTORS - You need to take a 75 hour course and then pass the state and national exam...shouldn't be a problem for you!

In the short term, there can definitely be some financial downs, but long term, you will pass everyone up!

This does not pass the sniff test for me.

You could charge access fees or offer day passes for off-road adventures.Lease for Cell Towers: If the location is right, telecommunications companies might be interested in leasing a small portion of your land to install a cell tower.Event Space: If you can make it picturesque or add basic amenities, the land could be rented out for events such as weddings, retreats, or festivals.

Akron is not LL friendly, they were the first in NE Ohio to pass a rental registration ordinance (in the 90s), in 2021 added source of income as a protected class - so you can no longer rule out S8 applicants, and passed STR registration last October (and nearly a year later still haven't been able to enact anything).  

I plan to pass the cleaning fees on to the guests, as well as the 14.5% in resort taxes.
