I've enlisted the help of an agent. 

I was an idiot in my enlisted days so was up to my eyeballs in stupid debt so used the loan to consolidate everything.

If I were in your shoes, I would enlist the help of a local agent, one whom is savvy with investors (hard to find, that) and determine roughly what you believe the fair market value is.Based on that, you make your offer.

Hey guys,I am at a stand point where I am debating re-enlisting, and going stateside to make the transition easier from being overseas currently or just getting out (contract ends in 2019) while I am stationed in Japan and moving into the civilian world.

I am trying to see if there is anyone out there who invests in MF RE full time and is very active and successful in it while Active Duty (Any Branch / Officer or Enlisted).

If you can't get estimates from a contractor, see if you can enlist an experienced member of a local REIA to lend their wisdom.  

As I found myself busier and busier with these jobs, I realized that in order to grow my business, I would have to enlist the help of others, hence the Virtual Assistant, and began automating the various Podio apps.  

Enlisted soldiers (who make half what officers make) tend to rent properties no more than 15-20 mins from the base they work at.
