@Joe Holly  your tenant base in the B - C and D  are mostly money order folks and cash.REason:1. bounced to many checks and they are in a federal data base and will never be able to open a checking account under that SSN again2. foreigners  Hispanics don't trust banks and just use cash.The Aussie clients I had were astounded that renters could be in such a place as their system is far more advanced than us... no checks in AU  everything is electronic.

Has anyone utilized Verdant or Carson for HVAC and/or electronic door controls? 

If you hire a bird dog, you can probably give them the parameters of what you want done, give some training and convey the results you want.What you cannot do, is control their time, provide them tools/electronics, etc.

Can you make the rent payment electronically on a recurring basis on time?

Electronic payments may be able to see that in your online account or by calling your bank.  

When we release the lease to the prospective tenant (this is all done electronically), we give them 48 hour to sign and pay their funds - if they are local, they make a cash deposit directly into a local business banking account, if they are remote we have several options through Square, etc.

Offers today are often made with electronic signatures and via email.

The main problem is that the shower electronic control panel is locked and I am not able to unlock it to access the options. 

I will pay for trash and sewer though leave a provision that if this is being abused like overfull trashcan fees, or disposing of waste or chemicals, electronics etc improperly will be billed to the tenant.I think that should cover it but I was curious how all that works for these kinds of properties should I make the payment but charge my tenants on the back end or should I have them get it in their names.Also do you usually make that a separate charge or do you include it with the rent payment and provide an itemized account of the charges?

Additionally, throw in a couple of plants around the new gate and it could really dress up the front.On a side note and I think this is very important, if you have an electronic gate, you are able to provide the code to your local Law Enforcement agency.
