I need a new unit and duct work done on an investment property.

Paint, water heater, duct work, plumbing, carpet, etc...Can someone let me know if this is good or not?

Once you start opening up walls for electrical and ductwork, you have a can of worms with older homes.  

However, the upsides are very clear- no ductwork, as would be needed with forced air, and no pipe work, as would be required with hot water heat.

It will needs a new HVAC in the next 3 years I estimate and will need new ductwork at the same time.

As long as the duct work is insulated it would not stop me from moving forward if the numbers look good, or i would figure in what it would cost to get them wrapped.

Because we also want/need to run duct work to the upstairs. 

Has anyone removed all the attic insulation before.Want to remove all attic insulation so I can clean out the rat fecal matter from a serious rat infestation and repair all the duct work which had completely degraded.Wondering if there is a service that will vacuum or suck all that out of the attic?
