Find something in state or the next state over that is in driving distance. 

LOTS of rentals there it seems.El Paso is about a 12hr drive for me from Dallas. 

Panicking sellers may temporarily drive prices lower, but stabilization is expected.

If you could get some interest by someone that does that, it might help you drive the price up and/or get a quicker sale too.Those are some suggestions for getting value or maybe a quicker sale. 

I drive 6 hours to get to Coeur d'Alene then another hour downlake to our house.

Try driving for dollars.

Stop with the guru sites, the videos, all that nonsense is pure crap designed to drive the lazy into highly risky investments or investment schemes that will surely see you make a little or lose a lot. 

If you want to drive streets and try to find it, that could work if you have the time. 

I use google drive and FreshBooks but it's a lot of in my head of who I hired and when they need to be done.

I use google drive for all my scanned business files, so I can easily upload my receipts for transactions/expenses.
