Thank you Andy-we are currently done with the repairs  and theu agreed to waive her their  as of now and is not charging us any money as she realizes she hasn’t been able to rent it .Also there is no contract ,  which after reading more and more on property managers is essential.

@Mario CastellanosBIG assumption but if accurate it means the property is under water meaning they owe more money on the property than it is worthThey would not be able to sell it without lender permission essentially.

A few problems but they are still paying per PPM.Apartments Dallas/Fort Worth: Full pay per PPM.Had I bought a NNN property as many realtors were recommending, and had a non essential renter.

They are willing to pay a few hundred dollars above market rents and would have essentially 0% vacancy since the sober living company would be on the hook for the lease, not the sober living tenants.

Notably, we were able to work with local lawmakers to adjust a proposed bill that would've included STR's in an "empty home tax" that would've essentially made all the STR's on the island unprofitable.
