That will generally dictate area, property size, tenant quality type (national,regional,local,etc.).ICSC has some great books on retail.Hope it helps.

In other words, before going through the whole refinance song and dance, can I just capitalize the increase in NOI by the same rate used by the original appraiser to get a pretty close estimate of value OR are there other factors that could dictate the cap used by the refinance appraisal?

With only an acre for parking and building, your probably either limited to a single tenant or low volume garden offices (maybe a small retail strip center, but the sizes would probably dictate shorter leases and higher turnover).

From what I have read though if you employ solar and wind power generators then you are pretty much set, because if its not sunny then its likely stormy which means more wind :)Basically the civilization systems include everything you need to live a civilized life on an island, are completely self sufficient (you could remove the generator if you didn't mind the occasional black out), and again not as expensive as one would think, especially with the "go green" attitude really coming into play now a days, you may even start to see these kinds of systems becoming available to the rural population, and as economics dictates, the more widely available something becomes, the lower the price tends to be.Just thought I would throw what I know about islands out there for everyone.

The state where you Invest will pretty much dictate whether or not you can earn interest on your $$ (which is ALMOST nationwide) or whether or not you can buy a property "Free & Clear" - in that state.
