Plus the BRICS countries although they are buying gold, they are so far behind the U.S. and our ally reserves they can never catch up in the near decades.

If you mean "how often do LPs try to sell their positions," I can count on one hand all the ones I can remember, and that's over more than two decades, $400 million equity, and well over 2,000 investors.  

Note too that in Wake County, unlike decades past, there is no meaningful "foreclosure discount" (defined as the fact that winning courthouse bid prices were generally (historically) much lower due to the forced sale feature of NC statutes and Deed of Trust Power of Sale clauses) and this is confirmed by a recent Fannie Mae study. 

In Los Osos for example, they just recently lifted the building moratorium which had essentially imposed a ban on construction in the town for the past decades.

I, personally, have owned “affordable” rentals in other areas, which appeared to cash flow relatively well, only to sell them almost 2 decades later for a loss or about even.
