While it’s not uncommon for full-service managers, you might find lower rates (~10-15%) or alternative solutions like co-hosting services, especially if you handle bookings, rate adjustments, or guest communication yourself.

If someone asks about DSCR rates and you respond with the current rates, that is the solution to me.

For bookings, I recommend FF, Airbnb/VRBO (30+ day stays), Zillow, Facebook (can depend on the area), and websites like ALE solutions for insurance placements

I’ve not used them (Stessa is working for me) but I’ve read positive things from others using those as a DIY book keeping solution.

I'm thinking that repairing the plumbing leaks and getting the soil dried out could be a permanent solution.   

But these are the sorts of gaps that people come up with solutions for.

What I ultimately decided on after speaking with many people in the business and bank customer representatives was to make a savings account for each deposit.

Unless you have a specific monthly target for your payment you can spread that out to make it a Win/Win.There has been a lot of growth in Denver over the last 2-3 years and new builds as well I just closed on a home for a customer in commerce city they also moved from CA and needed a fresh start. 

That's the only solution and it doesn't require fifteen paragraphs to explain or justify.

As a customer I would 100% want to see the outside.
