We knew it was a great deal but with bad pictures and being in rough shape we made a quick offer slightly above list price, limited inspection and quick close and included a quick acceptance deadline so we others couldn't see the great deal we were seeing and they accepted!

It depends on how deep is your knowledge, your experience, your willingness to invest in automation technology, always having a backup or two, your location in the community around you, of your property is in pristine or run down shape, whether you use the cheapest appliances or make things complicated or not,You didn't mention whether self-managed whether you mean you are on location or remote.

This 4plex is in a class C or D neighborhood (not exactly sure which) but my realtor and I saw the potential in it due to the cash flow/COC numbers we calculated and the fact it had a ton of work done to it in 2017 to get it to decent shape (all new electrical, furnaces, HWHs, renovated apartments, new roof, all doors and windows, etc.)

No surprise, but most lenders won’t touch a DIL.On the other hand, some lenders also flip houses or hold properties, so if the home is in good shape with equity or the potential to drive equity, they could be interested in owning it.
