I added extended driveway, RV parking, back yard landscaping w/ covered patio, shiplap on two interior walls, and painted accent walls in every room.

It needs two sets of new stairs, new doors and paint throughout so i was hoping 15k would cover it.

Real estate you can paint, rehab, improve.. 

My goal in my post was to hopefully educate a reader or two, that if you ask for budget v actuals, you may get just that, which, as you note, may not paint nearly as poor a picture as what the intent of the question may have been.  

The salespeople painted a rosy picture, and I was willing to pay if their services were delivered.

Now with a blank canvas I got my contractors together and painted the picture.

Hi all,I have 5 units and will have the ability over the next couple years to scale some.One thing that is holding me back is the time commitment on maintenance between little issues that wouldnt really make sense for a handyman/contractor to do and probably wouldnt take the job anyway to renos/painting/etc between tenants and everything in between.

The owner never bothered since they were only there during the times of the year when they felt it wasn't needed. 2) There is no washer and dryer, 3) the home is a 2 bed 2 bath plus a basement, which the basement needs some paint on the walls and new carpet, but not much.

The eggshell is more washable than a flat paint. 

The attached images show the attic's current condition.The room in the back is insulated and and would require finished flooring, heat, & paint (62 sqft above 7 ft height).
