Could anyone share a template for a residential lease agreement compliant with GA laws?  

As an LEO your business dealing need to be more compliant than what you may see others pull or read in  forums, just say'n, watch who you learn from. 

So once from it's removed from its original situs the empty space would then have to become code compliant. 

It may be non-compliant / non-conforming as a multi-family, and only be legal as a SFR.

I would consult a RE attorney prior to launch.. there are ways to do this you just want to be compliant.

But someone knowledgeable needs to be doing the actual "books/reporting/number crunching" so you definitely compliant. 

We have considered becoming liscensed contractors to do the work ourselves and even becoming a FHA compliant contractors.

You have some time (I think 90 days) after you buy the place to move in to still be compliant with FHA regulations. 

However, some states do have some different rules and you want to make sure you are compliant with those rules.

So, if I have a partner who isn't an agent that I'm investing with and we do mail campaigns, would it be compliant if we were to just use his name on all the mailings so we wouldn't have to disclose that I am an agent?
