If you represent buyers for that project and get commissions as a realtor (and on top of it don't disclose it), it's promotion for all intents and purposes and against the rules so I was just warning you against that in a friendly manner (I'm not here to play the police and people can see through direct or hidden promotions it's not my role to judge for others).

i bought a home warranty once and never would again. they rarely have things taken care of in a timely manner, which can be fine for your primary in some cases, but not for a rental. and the companies they contract to do the work, are getting paid pennies on the dollar for those jobs based on the deal they negotiated, so they're in NO rush to get out to you. and like any insurance company, they do all they can to get out of stuff. it was a waste of not only money, but also time and energy.

Generally, the law requires that buildings undergo structural inspections every 10 years, once the building turns 30 years old, and that the building association proves it has adequate reserves to repair / replace anything that is flagged in inspections or projected as a needed repair in a timely manner.
