First off, you can provide all the links you want about $1266 being the maximum including utilities that section 8 offered in 2021 or even 2020 for that matter but the LARGEST section 8 agency in Detroit (with perhaps the exception of Detroit Housing Commission, aka DHC.) and Michigan which is Michigan State Housing Development Authority, commonly known as MSHDA approves up to $1478 including utilities.

(They might want more since RE commission costs to seller will be +/- $50k) $600k LA at 5% interest only for 5 years = $30k/year interest income X 5 years = $150k interest income.

I ask because if it were bought 8/22 and it just sold , thats almost 1 year . even if you did minimal improvements and had minimal carrying costs , plus real estate commissions , that doesnt sound like swift profits .This almost sounds like an ad for Brittany Scandra I am very familar with Pasadena

I considered listing as 'for sale by owner' to save on commissions, and even put up Rent2Own signs which did get a lot of interest in the first weekend.However, after looking at the refinance term sheet from that weekend, I decided to just cut my losses short and sell.
