The plan is notorious for minimum insurance and they were previously capped at $20M for larger commercial and HOA properties.

Some commercial lenders I've worked with have required the buyer to wet sign in the State, so they've had to fly in for the closing.

Luckily mine was zoned commercial and so the regulation didn't effect me and actually helped as it greatly reduced the supply in the market. 

They do local meetups but you can at least gain access to true off market properties as apposed to using wholesalers.

The more experienced investors with more capital are buying apartment complexes and doing syndications (one asked me if I wanted to participate...I passed) in San Antonio or doing commercial RE.

A potential challenge with a HELOCs is they are based on the current appraised value of your home, not the improved value, so you would need to make sure you have enough accessible equity.

While I haven’t chosen a specific niche yet, I’m leaning toward purchasing a multi-unit apartment where my 20-year-old son could live and help manage while we rent out the other units—essentially a form of house-hacking.So far, I’ve connected with a few real estate agents and gained MLS access, which has been a great starting point.
