Some sellers may not care and those that are in protected class's IE non english or simply not educated might still get taken advantage of..

We have moved away from C class units as of late and are trying to stay in the class B/A market.

I invest in B and C class assets in B and C+ class areas.

Newly built homes start in the $270s in suburban communities, like Los Lunas and Belen, or low $300s in class A neighborhoods in Rio Rancho and NW Albuquerque.

There are good people who, if they could, would choose to live in Class B neighborhoods, but they can only afford class C....that is your target resident.  

I live in San Francisco and bought a triplex in Cleveland, Ohio in a Class C neighborhood. 

It won't interfere with your day job and you can get into deals for $25,000 or $50,000 so you will be able to diversify by operator, market and asset class. 

So for 10k its 33 and if your self managing basically C class rentals thats a full time job maybe not full time but its anything but passive.
