Learn a LOT about investing out of state.Research the market you are going into and figure out the best markets.Make connections in those markets and vet those connections.Save up more money and move up from the war zone and go to a $30,000 to $50,000 minimum market where there is less crime, less vacant lots and vacant houses, where the police will actually respond to a call from a homeowner, where there are jobs for your tenants to work at, where there are schools for your tenants to send their children, where there are real grocery stores for them to buy real food (not gas station or fast food).  

My original question related to the definition of acquisition date as my settlement statement is as of 6/10/16, but there was a delay of getting access to the house due to a signature problem (mom died, 4 children as heirs and one them was in prison.

Our local tenant laws say no more than 2 persons per bedroom, except for children born during tenancy.  

There are parents/sisters/friend/grand children, total 6 adults 4 children. 

You cannot choose to rent to them because they have small children.  

To be able to have my children be a part of my team when they grow up and pass it along to them.

We have three children so we would have to have a decent flip home to live in while we get a few projects going. 

All occupants should be on the lease,, minor children are listed as such,,, John Smith 1/1/2017 minor child.. so date of birth verifies they are minor child..
