Good deals can be found, even in the lower priced areas, if that's your cup of tea, but I do recommend to keep away from the bargain cave high crime areas, becaue you get what you paid for it, maybe even less.

We treated ours with the mindset we were buying a SFH that we could pay for, in an area we liked, THEN we weren't in trouble if we didn't like being landlords.A year or two after, you can sell the property if its not your cup of tea, or you can trade up to a property that has better numbers.

I would hire a highschooler and pay them $12 an hour and be better off.I find that I have more passion about closing the transaction than anyone I could hire and I think the value is in the relationship that gets established on the phone call, such that I prefer to make the calls myself sitting around the pool with an ice tea in hand.
