Hey all my name is Laurence I’m a brand new member of np I  live in Orlando fl I’ve listened to about 100 episodes of the podcast I have zero real estate experience I’m looking to buy my first property to house hack this year I have a decent amount of money in the savings account I could use for a down payment also have a good credit score I don’t have a high monthly income unfortunately but just looking for any advice or tips or friends to bounce ideas off I’m debating which market would be better between the central Florida area or the Tampa area I also would love to get involved in flips at some point 

It was an enormous rehab and I didn't have the experience or the contractors to take it on.

Often it's not so much someone with real estate experience that seasoned investors are looking for so much as it someone who can take other tasks off our plates.

This required no experience.

Would love to hear any experiences in more investor friendly markets like Florida, Alabama, Ohio, Georgia, etc.

Worst contractor experience I've ever had.I then hired a second remediator.

Also, if a few hundred dollars in draw fees will make your deal go sideways, it may not be the best deal for you, especially as you are just getting started.I'm happy to share my experience as an investor and a mortgage broker.

To maximize my cashflow and gain landlording experience, I’d do STR and MTR in the other units, as well as the other bedrooms in my unit.
