So, if I did an electrical upgrade that was inspected by the town, and my house burns down for faulty wiring (that was inspected), the town carries no liability. 

Probably 99% of the properties in Texas never redeem....so you get a big FAT government guaranteed 0% interest rate.

You're thinking far further steps ahead and weathering the volatility to reap likely more a fat-tails esque reward which likely does happen at the turn of the next inflation wave(not this secondary one coming up).From 08-16 you could do the former, from 17 fwd it's best to the do the latter.

It has nothing to do with how good they are but might be an indicator that they are running a good business where they get to pick their clients.I have seen many reviews or burn posts here totally messing up a firms reputation where it did not seem the vendor did anything wrong and that it was mostly a highly picky client.

But I think we all agree that it's easy to get burned in these midwest markets that are attractively priced.

Now, when I go and cycle for 50 miles, I am burning fat and get excited to get on the scale afterward vs looking forward to a Chic-fil-a trip afterward.  

For whatever mix of these factors, the property burned through its cash reserves and has slightly negative cash flow.  

Having burned with few tenants, I am considering to tenant income and asset verification on top of regular background check.
