Concrete- 25% energy cost to convert limestone to cement, 25% for transportation costs, As fuel costs go up, concrete cost goes up.

that's how you avoid getting burned like the folks in those other threads i posted. 

Here is an example of what not to do - "I have $1m cash to burn on investment properties.

I have never had issues with a stone countertop, but I have had burn marks on a laminate counter from a tenant setting a hot pot on it without a trivet.With all that said, I would really just go with what the market wants.

We burn through repair people too.

We have strict product codes, energy codes etc.

I have also had a house burn down, which ironically enough saved me about 5K as the land had good value but the house was a tear down and it reduced the demo cost I had to pay (no I did not start the fire!)
