These are off of Broad River near Nunamaker.  

In my market, for the product types that have broad appeal, I know I can build anything for 80-130/SF.Hope that helps.

The state pays you, not the tenant.Allegedly, the tenants do better because they're in a communal setting and the case workers love it too, because they don't have to travel to as many houses.As there are broadly similar approaches to student housing, this isn't setting my BS alarm off; at least, not exactly. 

I’m also in Fort Collins, on the “aspiring” spectrum of investing, but currently in the construction/rehab/maintenance side of things.

This is a really broad question, but you should really question what are your goals. 

If your spectrum of interests includes investments in real estate, then joining YCRE is an even more critical move. 

A 1 bedroom unit in the Cleveland market renting for $800/mo would be towards the high end of the spectrum, nothing to worry about there.
