I also pay for performance, meaning if my selling realtor gets my full net-price or better, I bonus them an extra .2% (which would be $2,400 in this example).

My response to that would be "no one gets a paycheck their first day on a new job, aside from a signing bonus", and those signing bonuses often have tenure requirements for the payout.

There are height bonuses but not likely applicable for the parcel you are contemplating. 

It is always families on vacation, so the pool is a big bonus.
