Ultimately , I’m like you Julie, i prefer to self manage but may have to hire a pm if I go the str route as health issues I’ve been having lately may get in the way.

@Ayyoub Reza in Michigan, if a lease is at least 12 months in length, you can charge tenants for maintenance and if not a health & safety issue, require them to fix it.Why would you have a lease end during the Oct-Feb timeframe, when it's the slowest time of the year for real estate sales & rentals?

Tenant maintenance includes changing the HVAC system filters, batteries, trash cans, electric light bulbs, fuses, resetting circuit breakers, cleaning of appliances, as well as window air conditioning units, humidifiers, and de-humidifiers, or any other services not specifically listed as supplied in this Lease Agreement at Tenant’s expense.

Rental inspections are typically health and safety related.

The one thing to be careful of here is HUD often lists "a physician, psychiatrist, social worker, or other mental health professional" as the people who can prescribe.

The batteries last about 6 months in each camera before recharging (aka no wiring either). 

Fees are built into a lease to make that reminder memorable.Refrigerators feel like a modern necessity but they do not rise to the level of habitability concerns (i.e. life, safety, health). 

Otherwise many investors would buy, "kick out," and bring in higher paying tenants.I think the better question is what's needed that is health and safety?
